Why aisle math goes wrong
Standing in a store with a phone, most people do the same thing: multiply length by width, divide by the tile's square footage, round up, and buy that many boxes. It holds together until grout joints, edge cuts and the fact that tile is sold by the box rather than the square foot start pulling the number apart. We built our floor tile calculator to close that gap in the thirty seconds you realistically have.
You enter room length and width in feet, a tile size (presets from 4x4 up to 24x24 inches, or a custom pair up to 48 inches), a grout width that snaps to 1/16 inch steps, and a waste percentage. Two optional fields cover price per box and tiles per box. The result card gives you room area, effective tile area including the joint, tiles needed before and after waste, boxes rounded up, and the leftover count.
Everything recalculates as you type, which matters more than it sounds. Switching from 12x12 to 12x24 tile in a 12x10 ft room roughly halves the tile count, and dragging the waste slider while the box count moves is how you decide whether 10% or 15% fits your layout. There is no submit button and no page reload.
Measure the room properly
Rooms are rarely the perfect rectangle the listing suggests. Measure each wall at both ends and use the larger figure, because a room that is 10 ft on one side and 10 ft 3 in on the other will eat extra tiles along the taper. Convert inches to decimals before entering anything: 10 ft 6 in becomes 10.5, not 10.6.
The calculator assumes one rectangular area, so L-shaped rooms, alcoves and closets need to be split into rectangles and run separately, then added together. The same applies to a kitchen with a pantry bump-out. If you have a fixed island or a hearth you are tiling around, run the full rectangle and then subtract the tiled area of the obstacle by hand.
Watch your units. Room dimensions go in feet and tile sizes in inches — the tool handles the conversion, but if you are double-checking on paper the mismatch is the single most common source of a wildly wrong answer.
Grout width shifts the count
A grout joint adds to the repeating unit, not to the tile. A 12x12 in tile with a 1/8 in joint occupies a 12.125 x 12.125 in footprint, which is 147.02 square inches, or about 1.021 sq ft. That difference is small per tile but it is real: a 120 sq ft room needs roughly 118 tiles with the joint versus 120 without it.
The effect grows with larger formats. A 12x24 in tile with the same 1/8 in joint covers about 2.03 sq ft per unit rather than the 2.0 sq ft printed on the box. On a 300 sq ft floor that gap is worth several tiles, and several tiles is often most of a box.
Set the grout width to 0 if you are pricing a jointless or butted installation. The slider snaps to 1/16 in increments, which matches how spacers are actually sold, so you cannot accidentally enter a joint size that does not exist at the store.
Choosing a waste percentage
The 10% default suits a straight lay in a simple rectangle with few cuts. Go to 15% for a diagonal layout, and higher — 15 to 20% — for herringbone, plank-look tiles laid in a staggered pattern, or a room with many doorways, corners and pipe cutouts. Small tiles generate more offcuts per square foot than large ones.
The tool applies the waste percentage to the tiles-before-waste figure and rounds up, then converts that to boxes. Doing the same math in one step on a napkin can leave you a tile or two apart, but the box count is what you actually buy and it is already rounded up, so the difference rarely changes the number of cartons.
The slider runs from 0 to 30%. Zero is not a recommendation — it is there so you can see the raw requirement before you decide how much cushion your pattern deserves.
Boxes, spares and dye lots
Boxes round up, always. If the math says 8.25 boxes you buy 9. That rounding is separate from your waste percentage, which is why a job can look over-ordered on paper and still run short after a few bad cuts.
Tiles per box is not standardised. Common cartons hold 10 sq ft of 12x12, but 12x24 often comes 6 or 8 pieces per box, and large-format 24x24 may be as few as 2 or 4. Many retailers list coverage in square feet rather than piece count — divide that coverage by the area of a single tile to get the piece count, then enter it.
The leftover figure is the number of spare tiles you will have after waste is included. Keep them rather than returning them. Tile is made in dye lots and caliber batches, so a replacement bought six months later may not match, and a single cracked tile in an otherwise finished floor is a very annoying thing to have no answer for. Buy every box in the same transaction and check the lot codes on the cartons match.
Cost per square foot check
Enter a price per box and the calculator shows total spend and cost per square foot. If a box of ten 12x12 tiles costs $25, it covers 10 sq ft at $2.50 per sq ft. Thirteen boxes for our 120 sq ft example comes to $325, or about $2.71 per sq ft once grout and waste are in the tile count.
That figure is tile only. Thinset, grout, backer board, spacers, a trowel and any labour sit outside it, so treat it as the material line rather than a project budget. If the tool's cost per square foot differs from the shelf label, check whether the label quotes price per piece or per box — that mismatch is the usual explanation.
This is a buy-list number, not a contract. Confirm it against the store's returns policy and, for anything patterned or unusually shaped, against a tile setter who can see the room. The calculator handles one rectangle per run; edge cases like curved borders, mosaic sheets with irregular netting, and pattern-specific yield will always need a human eye. Keep the receipt and the spare boxes either way.
