Measure the room before you shop
Walk the room with a tape measure before you open any tile listing: length and width in feet, taken at floor level and written down. Measure each wall at both ends and in the middle, because rooms are almost never perfectly square, and use the largest number you get. The calculator takes anything from 0.1 to 200 ft per side, decimals included, so a wall that measures 12 ft 7 in goes in as 12.58, not 12.7.
L-shaped kitchens, alcoves and walk-in closets are the usual trip-up. Split the floor into rectangles, add the square footages first, then enter one combined run — or run each rectangle through the tile calculator separately and add the tile counts. Only subtract a fixed cabinet or tub footprint if the tile genuinely stops there; the cut tiles around it still come out of the same boxes.
Unit conversion is where small errors creep in. Ten inches is 0.83 ft, not 0.10 ft, and mixing inches into a feet field can inflate the room twelvefold. Write everything in feet and inches on paper first, convert, then type.
Enter tile size and grout joint width
The tile picker covers the common sizes — 4x4, 6x6, 12x12, 12x24, 18x18, 24x24 — plus a custom length-and-width pair for anything from half an inch to 48 in. Rectangular formats matter: a 12x24 tile laid in a running bond does not behave like two 12x12 tiles when you are counting boxes.
The part most people skip is the grout joint, and it changes the arithmetic. The calculator does not divide room area by the nominal tile face; it uses the effective footprint, which is the tile plus one joint on two sides. A 12x12 tile with a 1/8 in joint occupies 12.125 x 12.125 in, about 147 sq in — roughly 2% more than the 144 sq in printed on the box. Put 1/4 in joints between 4x4 tiles and the gap between nominal and effective area grows past 13%, easily a box of difference on a large floor.
Joint width is set with a slider snapped to 1/16 in steps. Practical starting points: 1/8 in for 12x12, 3/16 in for large-format 12x24 and 24x24, and 1/4 in or wider for handmade or non-rectified tile whose pieces vary in size. The Tile Council of North America publishes installation guidance, and ANSI A108.02 sets minimum joint widths partly by tile size — worth reading before you commit to hairline joints on a big-format floor.
Set waste for cuts and breakage
Waste sits at 10% by default, on a slider from 0 to 30, labeled "cuts & breakage." Ten percent is the right starting point for a plain rectangular room with a straight lay: it covers the perimeter cuts, the occasional chipped tile and one mis-cut.
Diagonal layouts, herringbone and basketweave eat more tile because every perimeter cut lands on an angle. Bump waste to 15% for diagonal and 15–20% for herringbone, and add a few points if the room has lots of doorways, columns, floor registers or pipe penetrations. Setting waste to zero only makes sense if you already have spare tile in the garage from the same dye lot.
Here is the math on a 12 x 10 ft room with 12x12 tile and a 1/8 in joint: 120 sq ft of floor, 147 sq in per tile, so 118 tiles before waste and 130 after. Waste applies to tiles, not boxes, so it does not get rounded up a second time.
Read the box count, not the tile count
The box count is the number you actually hand to a store clerk. Set tiles per box to whatever the carton says — the field defaults to 1, and guessing here throws the total off badly. Common cartons hold 10 to 15 pieces of 12x12 porcelain, around 8 pieces of 12x24, and smaller counts for 24x24. If the label only lists coverage in square feet, divide by the tile's nominal face area to get pieces per box.
Continuing the example: 130 tiles at 10 per box is 13 boxes, with 12 tiles left over. The leftover figure assumes you use every full tile and cut the rest from perimeter pieces, so treat it as a buffer rather than a promise.
Ask for boxes, not tiles. Most retailers will not break a carton, and a partial box that has been sitting on a shelf may be a different dye lot from the stack you buy next month.
Check the layout preview for slivers

What to look for is slivers. If the last column or row on the preview works out to a strip narrower than about 2 in, you have two decent options: shift the starting line half a tile so the cut is split between opposite walls, or center the grid and take two even cuts. Narrow strips are fragile, hard to cut cleanly and read as a mistake once the floor is grouted.
Be honest about what the preview is. It is a schematic of a straight lay starting from a corner, not a cut plan. It does not model running bond offsets, herringbone direction, doorways or the tile you lose around a toilet flange. Use it to sanity-check the count, then lay out a few dry tiles on the floor before you mix thinset.
Turn boxes into a budget and verify
Add a price per box and the tool returns total cost and cost per square foot. That number is tile only. Thinset, backer board or uncoupling membrane, underlayment, spacers and leveling clips, a trowel and sales tax all sit outside it, and together they are rarely trivial next to the tile line itself.
Before you pay, run three checks. Confirm the coverage printed on the carton matches the pieces-per-box figure you entered. Confirm every box carries the same shade, caliber and dye lot code — the National Tile Contractors Association and the TCNA are consistent on this point, and a mismatched lot can show up as a visible patch under natural light. And consider one extra box if the line could be discontinued, since matching a floor later is often impossible.
The calculator gives you a defensible number in about thirty seconds, which is the whole point. It cannot see your room, so treat the result as a well-reasoned estimate and verify the carton details in the aisle.
